Q: I recently found a house on the internet that I was interested in buying. I called a local Realtor asking if she could show me the property. I do not have a buyer listing agreement with anyone. If I decide to purchase the home without the Realtor that ?unlocked? the door, does the seller or myself owe that Realtor a commission, even though they did not find the property for me?

A: Depending on local custom and rules an issue may be created, in our area owing a commission would involve more than opening a door. But your scenario does lead to other discussions. If you are inclined not to be represented by your own agent, I would encourage you to call the listing agent to open the homes for you so as to avoid any misunderstandings or conflicts. Also please consider the agent you called may have blocked out time for you and not been available for another buyer that wanted to use their services. There is more to what an agent does than finding a home & unlocking the door. A good agent will also have local and market knowledge to help a buyer make a decision & make an offer and will be performing a lot of services during the escrow process. If you were upfront with the agent that showed you the home and told them you didn?t want to use a buyer?s agent then that was their decision to show you the home anyway.

A: Finding the property is beginning of what could be a long, sometimes frustrating process. Having an experienced Realtor represent you can be the difference between a successful transaction and a real estate nightmare. And commissions are typically stipulated on the listing agreement, so the fact that you do not want representation does not necessarily mean that total commissions paid will be less.
